A BER or Building Energy Rating is an estimate of the energy consumption and the carbon emitted from the usage of the property per m2 per year. The Building Energy Rating is graded on a colour-coded scale from ‘A1’ down to ‘G’ with ‘A1’ being the most efficient and G being the least. A domestic BER inspection is required before any residential property is advertised for sale or rent, and may also be required for anyone looking to avail of the SEAI grant scheme for better energy homes.

How a Domestic BER Certification Test Works
The Survey
During a survey, one of our BER assessors will visit your home and survey your property room by room. These room checks are designed to inspect a variety of different things in your home, including building fabrics, wall insulation, and more. Where available, building plans should be shown to your assessor, and access to the boiler-house (if relevant) should be granted for a full property overview. This survey usually takes about one hour.
Calculation
Following your survey, the property information gathered will be processed in our office. After a BER is calculated, you will be provided with a BER certificate and advisory report on necessary improvements where relevant.
Part L Compliance
Unlike a traditional BER assessment which takes place in an existing property, a Building Energy Rating on a new build requires a different process and is certified with a “Part L Compliance report”. Here at Nationwide Energy Consultants, we offer full Part L Compliance reports and provisional BER certs, inspecting the new build in its early stages to calculate the building’s energy efficiency. This service is vital to ensure that the property’s energy rating is compliant with government legislation and can be signed off before a final BER Certificate can be awarded after the building has been completed.
