When is a commercial BER required?

A commercial BER is required before any commercial or non-domestic property is advertised for sale or rent. In the event of ownership being transferred without advertisement a BER is still required to transfer ownership, be it leasehold or freehold.

What is involved in getting a commercial BER?

Having a commercial BER carried out is a three-step process

  1. Preparation – This consists mainly of collecting building plans, any mechanical specification available, or any documentation available relating to the building fabric.
  2. Survey – A site survey is then required by one of our commercial BER assessors. Access to all areas of the property is required on the day of the survey.
  3. Calculation – The information is then all processed & calculated in our office & the client will be provided with the BER along with advice on what steps are necessary to improve it.

How much does a Commercial or non-domestic BER cost?

Our pricing is different for every job as it depends on several factors such as access, building location building usage (retail, offices etc.)

As a guide, we would charge approximately €175 with an additional €1 per m2 where floor plans are available with an additional €0.30 perm2 where no floor plans are available. All prices would be subject to VAT at 23%
